Do I need a french drain?
If water stands in the yard for more than a day after rain, pools against the foundation, or the grass stays soggy in one spot all season, the yard is holding water it cannot shed. North Texas clay barely absorbs, so it has to be routed out. A french drain is a gravel trench with perforated pipe that collects the water underground and carries it to daylight or a curb outlet.
What does a french drain cost in DFW?
Yard drainage work in the metroplex generally runs $25 to $35 per linear foot installed, so a typical residential french drain lands around $2,500 to $4,250, and a long 100 foot run can reach $5,000. A paver patio typically runs $8 to $24 per square foot installed, depending on the material and the site. An average patio lands around $2,200 to $6,700 all in, and a large 500 square foot patio can reach $12,000. Concrete pavers or natural stone?
Concrete pavers run about $4 to $6 per square foot in material, while natural stone runs $7 to $16 and premium flagstone can reach $30. Concrete gives you the most patio per dollar, with plenty of colors and patterns to choose from. Natural stone costs more but gives a one-of-a-kind look that ages beautifully.
What does a retaining wall cost?
Retaining walls typically run $40 to $345 per linear foot, depending on the height, the material, and whether engineering is needed. Taller walls hold back more soil, so they cost more per foot to build correctly. A short garden wall and a tall structural wall are very different projects, which is why the range is wide.
How long does installation take?
Most patios take a few days to two weeks, depending on the size and how much site prep is needed. Excavation, base compaction, and laying the pattern each take their share of the schedule. We give you a clear timeline with your estimate before any work starts.
Do pavers hold up in North Texas clay soil?
Yes, when the base is built right. Proper excavation and a well-compacted base are what keep pavers flat while the clay moves with the seasons. Poured slabs crack when the ground shifts, but pavers flex with it. Base prep is exactly where professional installation earns its cost.
Do I need a permit for hardscaping?
Patios and walkways usually do not need a permit. Many DFW cities do require permits for retaining walls above a certain height, and the rules vary from city to city. A professional builder confirms exactly what your city requires before any work starts.
